What Is a Landlord Gas Safety Check (CP12)?
A landlord gas safety check, also known as a CP12 certificate, is an annual legal inspection of all gas appliances, flues and pipework within a rental property. The inspection ensures that all gas installations are safe to use and helps protect tenants from:
- Gas leaks
- Fires and explosions
- Carbon monoxide poisoning
After the inspection, we issue a gas safety certificate (CP12) to confirm the property complies with current UK gas safety regulations. A copy must be provided to tenants within 28 days of the inspection.
