What Is a Landlord Gas Safety Certificate?
A Landlord Gas Safety Certificate, commonly known as a CP12, is a legal record confirming that gas appliances, flues and associated pipework have been inspected by a Gas Safe registered engineer.
The inspection helps confirm that gas appliances are operating safely and identifies any defects requiring attention before they become a safety risk.
What Is Included in a CP12 Inspection?
During every landlord gas safety inspection we carry out checks including:
- Gas appliance safety inspections
- Flue flow testing
- Ventilation checks
- Gas tightness testing where required
- Operating pressure checks
- Visual inspection of accessible gas pipework
- Safety device operation
- Recording appliance condition
- Issuing the Landlord Gas Safety Certificate
Where appropriate, many landlords choose to combine the inspection with a Boiler Service in Liverpool, helping to keep their heating system safe, reliable and well maintained.
What Happens If We Find a Fault?
If we identify a fault during the inspection, we’ll explain the issue clearly and discuss the available options before carrying out any additional work.
Where possible, many faults can be resolved during the same visit using our professional Boiler Repair Liverpool service, helping minimise inconvenience for both landlords and tenants.
